We back property to provide stable returns

Hostplus invests $5.9 billion in direct and indirect property assets around the world. Our investment strategy is designed to build and maintain a well diversified property portfolio both in terms of sectors and geographies. The aim is to deliver stable real returns over a long term investment horizon comprised of inflationary protected and predictable income streams derived from high quality core property, and real capital growth derived through active asset management and development strategies. We have invested in the International Towers Sydney which aimed to deliver zero net waste to landfill and be ‘water positive’ by the end of 2020.

The way

we invest

We outsource our investment management to a range of experienced specialists. JANA provides our investment consulting. Our investment funds are managed by some of the world’s largest and top-performing asset managers, including IFMInvestors, First Sentier, Baillie Gifford, Charter Hall, Wellington and ISPT.

Our team works closely with our investment consultant, JANA, to create the Hostplus SMI portfolios. We consider the following when we're creating each option:

  • the amount we allocate to each asset class, country or sector
  • which investment managers to invest in
  • how much each investment manager is allocated
  • the level of investment risk for each asset, investment manager or asset class.

Our approach to investing is driven by our strong, diverse and proven investment beliefs. We’re not afraid to be different to other investment managers and super funds. That’s why our investment portfolio looks different – and performs well.

  1. They should be well-diversified to produce returns and reduce risk.
  2. They should provide a healthy income stream from a range of sources to support returns, given our expectations for low capital growth across asset classes going forward.
  3. They should focus on active management, because in a low-return world, any additional returns that can be generated by actively selecting assets and managing risk will be highly valuable.
  4. Each of our six investment options follows its own distinct investment strategy and is designed to help your clients achieve a certain investment objective for the level of risk they prefer.

‍Climate change
We take climate change and its associated risks very seriously and in line with both the science and financial regulation, incorporate climate change factors into all aspects of the investment process in a way that is consistent with delivering the best retirement outcomes for our members.

ESG integration
We consider environmental, social and governance (ESG) factors as part of our annual strategic asset allocation process and in setting investment objectives. As part of the investment manager selection and review process, we work with JANA to review each investment manager’s ability to integrate ESG risks and opportunities into their investment decision-making process. We do this to protect and optimise our members’ investments over the long term.
